What is way forward property responsible for?
We are responsible for paying you the set monthly rental each month. We fill the house with our professional tenants, we ensure that all the utilities including council tax bills are paid, we hire a cleaner and a gardener where applicable to watch over the property and also take care of the communal areas. We are the first contact for the tenants when they have any issues. We act as the landlord and take over all the landlord responsibilities so that you don't have to worry about anything.
Will I still make the same amount of money I've been making?
Yes, you tell us how much you want from your property. We pay the same amount of money as you were to get if you let your property and guarantee a monthly payment within the time period that will be agreed between us.
Am I responsible for anything?
As a landlord, you need to make sure the structure and exterior of the building is in perfect condition. Way Forward Property Ltd is not responsible for those areas of the property, for example exterior brickwork, fascias, roof tiles, window frames, condition of any render/specific finish, chimneys. You should also make sure the building is insured with the appropriate HMO landlord policy and have got all the environmental and safety certificates in place (electricity safety, gas safety, EPC) etc. Finally you are responsible for the mortgage payment of your property.
How does way forward property make money?
We never charge fees or commission from landlords like estate agents do. Instead we make our commission from our corporate tenants by providing them high standard accommodations. We work with local companies, housing their young professional employees in high quality properties for a flexible length of time with professional services and as a result we receive an increment on the monthly rent. That might not sound a lot for the amount of work we put, but for us the main focus is your guaranteed monthly rent income without you having to do anything.
Isn't this subletting?
NO, we do not have an assured shorthold tenancy(AST) with you as the owner of the property. The AST is the contract that disallows subletting and is not appropriate in this situation. The contract that we use has been drawn up by a solicitor specifically for these types of agreements.
